Skye Niseko opened in 2014 in Upper Hirafu, a 9-floor building designed by Singapore's SAA Architects, and it is the largest 5-star condo-hotel in Upper Hirafu — the one international skiers rate as the best located in Niseko. There are 129 condo apartments, every one in apartment style, running from a 42-square-metre Hotel Studio up to a 350-square-metre 4-bedroom penthouse. The look is contemporary alpine Japanese in Hokkaido pine, basalt stone and soft grey. Each unit has a full kitchen — four-burner induction hob, full fridge, microwave, dishwasher and Nespresso — plus an in-room washer and dryer and a dining table with a sofa, so it works for a long stay or a family. You get fast Wi-Fi, a 50-inch smart TV, a Mt. Yotei view from the corner units over the Family Run, and a bathroom with a rain shower; suites add a hinoki soaking tub and Sensorium toiletries. Asperges, the main restaurant, serves French-Japanese fusion and a breakfast buffet around $31 (Hokkaido fish, an omelet station, fresh pastry), and The Barn is the bar and lounge for cocktails and Japanese whisky. Location and getting there
Skye sits in Upper Hirafu with ski-in/ski-out onto the Family Run and Holiday Run of Grand Hirafu — out the back door, click in, and it is 30 seconds to the chairlift at 1,000 metres. The Grand Hirafu Welcome Center is a 2-minute walk for ski passes, rentals and the kids' ski school, and Hirafu-zaka, with 50-plus restaurants like Bang Bang ramen and Kabuki sushi, is 7 minutes on foot. By car it is 5 minutes to Setsu Niseko, 10 minutes to Park Hyatt Hanazono, 15 minutes to Niseko Village and the Hilton, 20 minutes to Annupuri and 25 minutes to Konbu Onsen. Kutchan station on the JR Hakodate Line is a 12-minute drive with a free shuttle every 30 minutes. New Chitose Airport (CTS) is 100 km away — the Hokkaido Resort Liner bus is about $31 and takes 3 hours, a taxi runs roughly $305 to $375 over 2 hours, and Skye's private shuttle is around $260 booked ahead.
Things to know before booking
A few honest things to weigh. First, parking is around $27 a day and limited — a 60-space garage you must reserve at booking; if you fly into CTS, the Hokkaido Resort Liner bus plus the free shuttle from Kutchan station saves well over $280. Second, the 42-square-metre studio is tight for four — a family is better in the 1-bedroom (65 square metres) with a living-room sofa bed, or the 2-bedroom (110 square metres), which add roughly $100 to $205 a night. Third, Kumo is hard to book for Friday and Saturday dinner — in-house guests reserve through the concierge before the general public, so lock it in on your first day. Fourth, tattoos are not allowed in the public onsen — use the private onsen suite at around $31 for 50 minutes, and note that some suites have an in-room hinoki tub with a Mt. Yotei view. Fifth, expect kids' noise in the lobby over Christmas and New Year, since this is a family resort; if you want quiet, ask for an Upper Penthouse on floors 8 to 9.

Rates start around $423 a night. If your trip is a family ski week, a group of 4 to 6 sharing a condo, or a serious skier who wants to ski to the door, this is the pick. If you would rather have brand-new luxury design or Hanazono powder, look at Setsu or Park Hyatt instead. Overall we give it 9.3/10 — best for families, friend groups and committed skiers.
