In-Depth Review
Rooms and decor
Picture a 5-star hotel on the edge of a lake in the middle of the city, with wide green gardens and a pool big enough to breathe — that is Sedona Hotel Yangon, run by Singapore's Keppel Land. It sits on Kaba Aye Pagoda Road beside Inya Lake in the Yankin district. The hotel opened in 1998, then added the newer Inya Wing tower in 2017, for around 796 rooms in total. The appeal is the choice between two worlds. The Inya Wing is a modern tower with bright, contemporary rooms in a Singapore-hotel style, many opening onto a small balcony over the wide lake. The Garden Wing feels warmer and more classic — wood tones, heavy curtains and views over the green gardens, at lower rates and a good fit for families wanting a bigger room on a budget. Beds are soft, suites have a tub, and there is 24-hour room service. Plenty of reviews say the Inya Wing rooms look the newest and cleanest.
Food and amenities
The heart of a stay here is the outdoor pool, known as the largest in Yangon. It stretches out among palm gardens and flowering plants, with white cabanas for sunbathing and a small pool bar that serves cocktails to your lounger. On a shaded afternoon with the breeze off the lake, it is the place to escape the Downtown crush, and families with kids have space to spare. Beyond the pool there is a fully kitted gym, a spa with Burmese and Asian treatments, a tennis court and a small kids' playground. For food there are several restaurants: an international one serving breakfast and dinner buffets, a Chinese restaurant known for fresh dim sum, a lobby lounge bar and the poolside bar. There is also a large ballroom used for city-scale conferences and weddings, so the place is half city resort, half business hotel.
Location and getting there
Sedona sits on Kaba Aye Pagoda Road in Yankin, north of the center, right by Inya Lake — the big lake locals come to for evening walks and the sunset. The setting is the opposite of a Downtown hotel: instead of dense towers and traffic noise, you wake up to leaves, water and open air. It is about 10-15 minutes by car from Shwedagon Pagoda, around 15 minutes from Downtown (Sule Pagoda, Bogyoke Market and the colonial old quarter), and 30-40 minutes from Yangon airport (RGN) depending on traffic. The hotel runs an airport shuttle for a fee, and taxis or Grab wait out front. It suits travelers who want a base to relax in and head out in rounds, rather than walking straight from the door.
Things to know before booking
Straight talk to help you decide. The first thing reviews agree on is the distance from Downtown — about 15 minutes by car, so you cannot walk to the old quarter and need a Grab or taxi every time. In the evening, roughly 5-7 pm, Yangon traffic gets heavy enough that 15 minutes can become 30-40. If your plan is daily walks around Bogyoke Market and the old-town street food, this may feel inconvenient. Second is the age of the Garden Wing, open since 1998 — some rooms show their years, with a few reviews flagging dated furniture and bathrooms less sharp than the newer Inya Wing, so book the Inya Wing if budget allows. Also, some reviews say the Wi-Fi runs slow at times, especially in the Garden Wing, so check first if you have online meetings. And while the breakfast buffet is varied, guests on longer stays felt the menu repeated — switching to the Chinese restaurant or eating Burmese food outside helps.
Our take
After reading through hundreds of real reviews, Sedona Hotel Yangon sells the city-resort idea clearly, which is rare for Yangon. The strengths are the lakeside spot on Inya Lake, the wide green gardens, the largest pool in the city, the two wings to match your budget and taste, and the Keppel-style service that business travelers know. If you are in Yangon to work and want to swim off the day in a big pool come evening, or you are a family wanting space for the kids in the gardens and pool, this is strong value in the 5-star bracket at $63-143 a night. But if the heart of your trip is daily walks through the colonial old quarter, Bogyoke Market and Downtown street food, the distance will cost you travel time. Overall we give it 8.6/10, best for business travelers, families and couples who value comfort, space and resort facilities over being close to the center.

- Run by Singapore's Keppel Land, so the service follows the ASEAN-style standard business travelers know. Plenty of reviews praise the staff as friendly and quick to respond.
- Several restaurants, a bar, a gym, a spa and a large ballroom mean the facilities match a proper resort — good for both work trips and downtime.

Insider Tips
- If your budget allows, book the newer 2017 Inya Wing tower and ask for a high floor on the lake side — you wake up to a much better Inya Lake view, and the rooms are far newer than the Garden Wing.
- Use the pool in the morning or late afternoon for the most privacy. Since it is the largest in Yangon, it rarely feels crowded even at peak.
- Leave extra time heading into Downtown, especially the 5-7 pm window when Yangon traffic gets heavy. Use Grab, or ask the concierge to call a metered taxi.
